Register with DHCD
Prospective residents must register through the DC Department of Housing and Community Development (DHCD) to participate in the Inclusionary Zoning program. Registration is required before you can be considered for an IZ home.
Attend IZ Orientation
All prospective IZ applicants are required to attend an IZ Orientation provided through DHCD. The orientation provides information about the Inclusionary Zoning program, eligibility requirements, registration process, and available opportunities.
Meet Income Requirements
IZ homes are available to households that meet the applicable income requirements for the designated IZ income tier. Modera H Street offers income-restricted homes at the 50% and 60% MFI levels. Household income limits vary based on household size.
Participate in the Lottery
Once registered and eligible, prospective residents may participate in the DHCD lottery process for available IZ homes. Priority is given to households who live or work in the District of Columbia, in accordance with the IZ program requirements.
Complete the Application Process
Households selected through the DHCD lottery will receive instructions regarding the next steps in the application and eligibility process. Applicants may be required to provide documentation to verify household income, eligibility, and other applicable program requirements.
